Blue Coast Capital partners with HUB to deliver two co-living schemes in Southwark and Tower Hamlets

Blue Coast Capital (BCCAP) has selected HUB as partner to bring forward two co-living schemes in London: the 240-home St Olav’s Court in Southwark and a 245-home development at Fleet St Hill in Tower Hamlets.

The appointment builds on HUB’s proven partnership-led approach to progressing complex urban sites and delivering high-quality mixed-use developments. Combined with BCCAP’s long-term investment approach, the partnership will focus on transforming brownfield sites into best-in-class developments across London.

Designed by Studio Multi and to be delivered by LRAR, St Olav’s Court will deliver a total of 240 homes across co-living and affordable tenures, alongside extensive shared amenities and a community café. Opposite Southwark Park at the gateway to Rotherhithe, it will create a new pedestrian route to Canada Water and see improvements made to Christopher Jones Square.

The scheme at Fleet St Hill near Shoreditch will deliver a total of 245 homes, including shared living and social rent affordable homes. Designed and to be delivered by Morris & Company, it features new community amenity and public realm enhancements including biodiverse planting, lighting. public art and a new pedestrian route that will improve connectivity to Allen Gardens and Brick Lane.

Following the appointment, HUB will now work with the respective design teams to bring the projects forward through detailed design, the Building Safety Regulator’s Gateway 2 process and onto site through to completion and operation.

Damien Sharkey, Managing Director at HUB, said:

“It is crucial for us to work with like-minded partners whose strengths complement our own. This partnership with Blue Coast Capital reflects a shared approach to delivering urban regeneration through the creation of high quality, living-led developments.

“These schemes are a welcome addition to our rapidly growing co-living pipeline, which already spans several London boroughs. As we take each project forward through detailed design, Gateway 2, construction and into operation, our focus is not just on delivering homes, but on shaping new pockets of neighbourhoods that deliver benefit for the wider community.”

John Stacey, COO of Blue Coast Capital, said: “London continues to face a significant shortage of high-quality, well-located homes, and these two schemes represent exactly the type of living-led regeneration we want to support. Working with HUB allows us to combine long-term capital with specialist delivery expertise to bring forward thoughtfully designed developments that respond to local demand, improve connectivity and create lasting benefits for the surrounding communities.”
